Modernfold Chicago: 2025’s Most Memorable Spaces

If we could sum up our 2025 in three words, it would be: flexibility without compromise. From schools to apartments, workplaces, and entertainment venues, we collaborated with clients to create spaces that can change in minutes. All done quietly, safely, and beautifully.

Here’s a look at a few standout projects that made 2025 a year we won’t forget.

Confidential Client | Chicago, IL
Some projects are special because of the scale. Others because of the mission behind them. This one was both. While we can’t name the client, we can say we’re honored to have been part of a space designed to serve generations.

Project team

  • Contractor: Lakeside Alliance
  • Architect: Tod Williams Billie Tsien Architects
  • Local Architect: Interactive Design Architects (IDEA)

What we installed

  • Two McKeon FSFD-STC-M-PC overhead coiling fire + acoustically rated doors
  • Two McKeon SS500 FEMA Tornado & Hurricane rated doors
  • Three Modernfold Acousti-Seal Encore Automated partitions, finished with porcelain markerboards and custom FilzFelt Wool Design Felt Finish

What made it stand out
This project required next-level performance: fire safety, acoustic control, and serious storm protection without losing sight of design. The Acousti-Seal Encores brought flexible room division, while the McKeon systems layered in life-safety and resilience. The end result was a space that can adapt to the moment and stand up to whatever comes next.

Wheaton 121 Apartments | Wheaton, IL

When a building changes hands, new needs often come with it. After the property was purchased in early 2025, a fire protection review revealed that smoke containment was needed at key elevator locations.

What we installed

  • Smoke Guard M200 system for the south elevators (floors 2–6)
  • Smoke Guard M2100E system for the north elevator (floors 2–6), requiring only 6-3/8’’ of head room

What made it stand out
This one was all about precision and problem-solving. The south side allowed for traditional containment, but the north elevator demanded a smarter, slimmer solution that would fit with only 8’’ of head room available. Using Smoke Guard’s newer M2100E technology lets us meet code requirements without forcing structural changes or sacrificing safety.

Confidential Client | Chicago, IL

This project was a masterclass in modern workplace flexibility: clean, sharp, and quietly high-tech.

Project team

  • Contractor: Clune Construction Company
  • Architect: ASD Sky

What we installed

  • One Modernfold Acousti-Clear (45 STC), including pivot panels on each end, powder coated frames with MorphGlass
  • One Skyfold Zenith Premium

What made it stand out
The client wanted a conference space that could feel open to the lobby when needed but private when it mattered. MorphGlass delivered that on demand. The Acousti-Clear provides transparency and acoustic control, and the intersecting Skyfold Zenith adds a second layer of division. Together, they give the office true “choose-your-own-layout” freedom.

Homer CCSD 33C | Homer Glen, IL

This project wasn’t just a new installation; it was a new connection point for a community.

Project team

  • Contractor: Chicago Heights Construction Co.
  • Architect: Tria Architecture

What we installed

  • One Skyfold Classic (largest Skyfold in Illinois to date)
  • Two Modernfold Acousti-Seal Encore paired panel partitions

What made it stand out
Two adjacent schools were joined into one through a shared cafeteria and that space needed to flex constantly for assemblies, lunches, events, and everything in between. The Skyfold subdivides the cafeteria smoothly, while the paired Encore partitions bring additional zoning options. Big space, big acoustic performance, big impact.

Penn Gaming Hollywood Casino | Joliet, IL

When you’re designing an event center, flexibility isn’t a bonus feature. It’s the whole game.

Project team

  • Contractor: Pepper Construction
  • Architect: JCJ Architecture

What we installed

  • Six Modernfold Acousti-Seal Encore partitions, including five single-panel partitions for maximum layout options, remote storage pockets to minimize impact of storage closets

What made it stand out
This event center was built to host everything from intimate gatherings to full-scale shows. The Encore partitions give staff the ability to reconfigure the room fast, without killing square footage. Storage pockets were designed to cut down on bulky storage closets and keep the experience clean and open for guests. Same room, so many possibilities.

That’s a Wrap On 2025

We love projects like these because they show what movable wall systems are really for: helping spaces keep up with people. Whether it’s a school cafeteria, a workplace, a high-rise, or a casino, the goal is always the same: create environments that are safe, functional, stylish, and ready for whatever the day throws at them.

Big thanks to every contractor, architect, consultant, and client who trusted us this year. We can’t wait to see what 2026 brings!
